Between drywall and move-in.

We bid to your finish schedule, paint in the window the superintendent gives us and close out the punch list.

Painting that fits the trade schedule

On new construction and tenant improvement work, the painter's job is to hit the window between drywall and the finish trades, then come back to make everyone else's dings disappear. We bid to your finish schedule, show up when the superintendent says the space is ready, and close out the punch list.

Tenant improvements

A TI usually means an existing suite gets new walls, new finishes and a new layout, often with neighbors operating on the other side of the wall. We keep overspray and odor inside the work area, and we can work after hours when the adjoining tenants need quiet.

New construction

Production painting for new buildings: primer on new drywall, finish coats to the specified sheen, doors and frames, and exterior coatings when the weather allows. We work with your schedule, not around it.

The punch list

Every trade after us leaves marks. We plan a final touch-up visit into the bid so the owner's walkthrough is clean.

Before demolition in an existing building

Tenant improvements in older commercial buildings can disturb materials that contain asbestos. CDPHE requires an inspection by a Colorado-certified asbestos building inspector before disturbing more than 160 square feet of material, or 260 linear feet of pipe, in public and commercial buildings. That inspection is usually arranged by the owner or general contractor before demo starts. We explain the details in asbestos rules before a commercial repaint.

Questions we get

When should the painter come in on a tenant improvement job?

After drywall finishing and before flooring, final electrical trim and ceiling tiles where possible, then back once more for touch-up after the other trades finish. We confirm the sequence with the superintendent at the start.

Do you prime new drywall?

Yes. New drywall gets a primer suited to it before finish coats, so the joint compound and paper face take the finish evenly.

Do I need an asbestos inspection before a TI repaint?

If the work will disturb existing building materials, possibly. CDPHE requires inspection by a Colorado-certified inspector before disturbing more than 160 square feet of material (or 260 linear feet of pipe) in public and commercial buildings. Painting over intact surfaces is different from sanding, scraping or demolition.

Can you work from our drawings and finish schedule?

Yes. Send the finish schedule and the relevant drawing sheets and we bid to them, with any clarifications listed in writing.
