HOA boards & community managers
Repaint season starts in winter.
Boards that plan the scope and bids now get comparable prices, approved colors and a summer start date.

An HOA repaint is a capital project. Plan it like one.
HOA painting in Colorado usually follows a board's budget cycle: the scope and bids happen in winter, colors and the contract are approved in spring, and the buildings are painted in the warm months. Starting late is how communities end up with rushed bids that cannot be compared.
Colorado has a lot of associations. The Community Associations Institute estimates about 11,800 of them statewide, home to roughly 2.57 million residents, and the Colorado Division of Real Estate counted 8,362 active HOA registrations at the end of 2024. Most of them will repaint on a cycle, and most boards do it with volunteers who have day jobs.
HOA repaint timeline planner
Pick the month you want painting to start. The planner works backward with the buffers we suggest. These are planning suggestions, not legal deadlines; your declaration and bylaws control notice periods.
The four things boards ask us for
1. A scope the board can actually vote on
Every surface listed: siding, trim, fascia, doors, railings, fences, mailbox stands. Prep spelled out: washing, scraping, caulking, wood repair allowances. Products named by brand and line, with sheen and number of coats. If three painters bid that same document, the board can compare them honestly. We wrote a guide on how to write an HOA painting bid spec.
2. A color schedule
Body, trim, accent and door colors for each building style, written as brand, color name and code. Altitude light is strong, and colors often look lighter and cooler outside than on a chip, so we paint sample areas on a real wall before the vote.
3. Reserve-study timing
If your association has a reserve study, the painting line item has an expected year and cost. Bidding a year early tells the board whether that number still holds; bidding late can force a special assessment conversation. We give bids that boards can use for planning even when the work is a year out.
4. Owner communication
The fastest way to lose owner goodwill is a surprise lift in the parking lot. We give the community manager a building-by-building schedule, a notice template with dates and instructions, and a direct contact for the crew lead.
Ask about winter scheduling for interior suites, corridors and common areas. Winter offer: 25% off the labor on all painting projects booked by December 31, 2026. Paint and materials not included.
Questions we get
How far ahead should an HOA plan an exterior repaint?
For a summer exterior repaint, most boards start the scope and bid process the winter before. That leaves time for bids, a color decision, a board vote and owner notices. Check your governing documents for any required notice periods.
How many HOAs are there in Colorado?
The Community Associations Institute estimates about 11,800 community associations in Colorado with about 2.57 million residents. The Colorado Division of Real Estate counted 8,362 active HOA registrations at the end of 2024.
Can you match the colors our HOA already approved?
Yes. Give us the approved color schedule, with brand and color names or codes, and we bid to it. If the board is choosing new colors, we can paint sample areas on a building so the board sees them in Colorado sun before voting.
Do you paint occupied buildings in phases?
Yes. Community repaints are sequenced building by building, with owners notified before their building starts so cars, patio furniture and pets can be planned for.
