Apartment painting for property managers

Apartment painting comes in two kinds: unit turns between residents, and common areas that residents walk through every day. Property managers need both done to a standard color, on a date that does not slip, and invoiced in a way their accounting team can process.

Unit turns

When a unit comes back, the first decision is touch-up or full repaint. Light scuffs and nail holes in an otherwise good unit can be patched and touched up in your standard sheen. Heavy wear, smoke, pet damage or a color change means a full repaint. We tell you which one a unit actually needs, not which one bills more. Our make-ready paint checklist walks through the decision.

Common areas

Corridors, stairwells, lobbies, leasing offices, amenity rooms and doors. These are painted in sections, with residents notified ahead of time and paths kept open.

Exteriors

Siding, balconies, railings and stair towers follow the same phasing approach as an HOA repaint, building by building, during the months when exterior products can be applied.

Standards that keep a portfolio consistent

SurfaceWhat we ask you to standardize
WallsOne color, one sheen. Flat hides wall flaws, eggshell cleans better; pick one and keep it.
Trim and doorsA harder sheen than the walls so it stands up to cleaning.
CeilingsFlat ceiling white unless the building has a different standard.
Wet areasA product rated for bathrooms and kitchens.

Older buildings: the lead rules

Much of the Denver metro's rental stock predates 1978. In those buildings, Colorado's Regulation 19 requires pre-renovation education when 2 or more square feet of painted surface is disturbed. Occupants must get the EPA's Renovate Right pamphlet at least 7 days before work, with a signed receipt, and federal EPA RRP certification still applies. We build that lead time into the schedule so a turn does not stall on paperwork.

Questions we get

How fast can you turn an apartment unit?

It depends on the unit size and its condition. Tell us your typical unit mix and target turn time and we will tell you honestly what we can hold to before you send units our way.

Do you use our standard colors?

Yes. Give us your property's standard wall, trim and door colors and sheens, and every unit and touch-up matches the rest of the building.

What changes in apartment buildings built before 1978?

Colorado's Regulation 19 pre-renovation education rules apply to pre-1978 housing when 2 or more square feet of painted surface is disturbed. The Renovate Right pamphlet must be given to occupants at least 7 days before work, with a signed receipt, and federal EPA RRP certification also applies.

Do you paint hallways and stairwells with residents living there?

Yes. Common areas are done in sections with wet-paint signs and clear walking paths, and we coordinate the schedule with your office so residents are notified.
