What changes on a commercial job
The paint is the easy part
Any competent crew can roll a wall. What separates commercial painting companies is everything around the wall: when the crew can be in the building, how odor and dust are handled while people work nearby, how a property gets phased so only one area is out of service at a time, and how the paperwork lands with your accounting team.
- Working hours in writing. Your bid lists the hours and days we will be on site.
- Phasing. Floors, wings, buildings or units are sequenced so the rest of the property keeps operating.
- Product sheets on file. Safety data sheets and product data for every coating we bring in, on request.
- Daily reset. Furniture, signage and fixtures go back where they were before we leave.
- One punch walk. We walk the finished work with you and close out the list.

Community associations in Colorado
Roughly 2.57 million Coloradans live in them, per the Community Associations Institute's 2025 fact book. Repaints are one of the largest line items most of them fund.
Asbestos inspection trigger
In public and commercial buildings, disturbing more than 160 square feet of material (or 260 linear feet of pipe) requires a Colorado-certified inspection first, per CDPHE. What that means for a TI repaint.
Lead rule cutoff
Housing built before 1978 falls under Colorado's Regulation 19 pre-renovation education rules when 2 or more square feet of painted surface is disturbed, which matters on older apartment buildings.
Ask about winter scheduling for interior suites, corridors and common areas. Winter offer: 25% off the labor on all painting projects booked by December 31, 2026. Paint and materials not included.

Can you paint our office without closing it?
Usually, yes. Most office, retail and restaurant work is scheduled for nights, weekends or closed days, and each area is cleaned and reset before your staff and customers come back. The bid states the working hours so there are no surprises.
Do you work with HOA boards and community managers?
Yes. We bid community repaints with a written scope, product list, color schedule and phasing plan that a board can vote on, and we keep owner notices and building-by-building sequencing in the plan.
Can you give us a bid from photos?
Yes. You choose: a free in-person walkthrough or a bid from photos and measurements. Large or phased properties usually get a walkthrough; a single suite or a unit turn can often be priced from photos.
Are you insured, and is there a warranty?
Painter Hotline is fully insured and we can send a certificate of insurance for your file. Our workmanship is backed by a 5-year written warranty.
What paint brands do you use?
We paint with all major brands, including Sherwin-Williams, Benjamin Moore, Behr, Valspar and PPG. If your property has a brand or color standard, we bid to it.
